Housing society redevelopment · Mumbai

Someone has to sit on the society’s side of the table.

A builder will bring an offer. That offer is the builder’s paper. Aakash Enterprises is the society’s own consultant. The short name is PMC. The office is not the developer.

The office measures the flats before a number is believed, puts every builder on one sheet, and stays with the file until the new keys. The signed deal is also taken to the sub-registrar — the SRO — so it is on the government record.

Ask for a call

Three lines. The office calls you.

Your number is not passed to a developer.

Why this matters

A society that signs alone is reading the builder’s paper.

01

The offer is not a measurement.

The same flat is often written as five different sizes. This office uses the smallest. A larger number in a meeting is how a society promises carpet the papers cannot support.

02

One builder in the room is not a choice.

Every developer should answer the same written questions. Commercial offer, standing, and the terms sit on one sheet. A side meeting does not select the builder. The general body does.

03

A draft is not a registered deal.

The development agreement is registered at the sub-registrar’s office, the SRO. That is the government record. A paper that never reaches the SRO is still only a draft. After that, someone has to watch quality, quantity, and time on site.

What the office does

Five pieces of work. Then the keys.

  1. 1

Measure before anyone is treated as chosen

Plot and flats first. The society appoints its own consultant before a builder is selected.

  2. 2

The same questions, to every builder

A written tender. Public or private. Answers can sit side by side.

  3. 3

One sheet in the general body

Mr. Kalpesh Bhatt attends that meeting. The body chooses. The office does not choose for it.

  4. 4

Write the deal, then register it at the SRO

Area, money, dates, and penalties go into the development agreement. It is then registered at the sub-registrar, so the society holds a government record, not only a file copy.

  5. 5

Watch the building until the keys

Members leave the old building only when the permission says so. The office watches quality, quantity, and the timeline, through joint measurement and the new keys.

One in four open the subject

25% sign the letter. That is how Section 79(A) starts.

Just over half say yes

51% in the general body. Then a builder can be compared, not assumed.

Short answers

The questions a committee asks first.

Are you the builder?

No. Aakash Enterprises is the society’s consultant. The developer is chosen by the society, and is a separate party.

Why can’t the committee do this itself?

The committee can, and many start that way. The risk is believing the largest carpet number, meeting one builder, and signing a draft that is never registered. The office exists so those three things are checked before the building starts.

What is the SRO?

The sub-registrar’s office. The development agreement is registered there. That registration is the government record of the deal. The office’s work includes getting that paper to the SRO, not leaving it as a draft in a drawer.
